Project Manager
PURPOSE OF THE POSITION
To take responsibility for leading projects from its inception to conclusion. This includes planning, execution and managing the people, resources and scope of the project. The scope will include development of new premises, maintenance of sites, liaising with landlords and clients for premises managed by Pepkor Properties. This post is based in Centurion.
KEY RESPONSIBILITIES
- Compiling Costing and Capex estimates of proposed transactions for presentations to Property Board;
- Gathering of quotations from contractors and suppliers and Evaluation of quotations against approved budget;
- Appointment of contractors and suppliers;
- Managing communication flow of information such as store plans, signage plans, etc. between clients and developers/landlords;
- Ensuring that projects are completed within stipulated time frames, budgets and specifications;
- Monitoring and co-ordination of progress and ensuring payment of contractors;
- Facilitating maintenance of properties by Landlords;
- Measuring premises in accordance with SAPOA requirements and convert this to CAD drawings;
- Submission of plans to relevant authorities and obtaining Occupational Certificates.
JOB INCUMBENT REQUIREMENTS
- Grade 12 with Mathematics;
- BSc (Construction Management) or related Diploma will be an advantage;
- Formal Project Management qualification will be an advantage;
- Experience in a construction environment will be an advantage;
- Formal qualification or experience in AutoCAD, CAD or Revit software is required;
- Bilingual (English and Afrikaans) and proficiency in MS Office (Excel, Word, Outlook) and Google Workspace
- Willing to travel extensively;
- Well organized; good analytical skills; good numeracy skills; diplomacy; good communication skills; able to function independently, but also work well within a team;
- Practical experience (preferably both technical {especially electrical} and commercial experience) will be an advantage;
- Experience in Property Management / Development will be an advantage;
- Must have understanding of construction terms, scheduling and planning concepts.

Property Manager
PURPOSE OF THE POSITION
Pepkor Properties is expanding! We are seeking a dynamic Property Manager to join our growing team.
To engage with internal stakeholders, landlords, and developers, research the property market and existing Pepkor footprint, identify potential properties, negotiate and close business deals for the rental or purchase of new premises to expand, consolidate, or reposition the Pepkor business. The Property Manager is also responsible for negotiating lease renewals and ensuring that all property-related processes align with business objectives.
KEY RESPONSIBILITIES
- Research, identify and evaluate new opportunities
- Identify and evaluate opportunities to consolidate and/or reposition existing business
- Negotiate terms for new stores/premises, relocations, reductions and/or enlargements
- Oversee and manage the lease renewal process, ensuring favourable terms and timely submissions.
- Develop and maintain relationships with landlords, developers, and internal stakeholders.
- Ensure timely submission of proposals to the Board for approval.
- Monitor and evaluate business performance at existing sites and recommend corrective actions where necessary.
- Coordinate store scope of works with landlords and ensure agreements meet business needs.
- Maintain accurate records of property transactions and lease agreements.
JOB INCUMBENT REQUIREMENTS
- Grade 12 and a relevant tertiary qualification ( A degree in Property Studies or a related field will be beneficial)
- Minimum 3 years’ experience in Property Management
- Exposure to the retail industry would be an advantage
- Proficient in MS Office/G-Suite and able to use and adopt various online systems.
- Willingness to travel regularly.
- Key competencies: Excellent negotiation and communication skills, strong attention to detail, problem-solving ability, ability to work independently, well-organised, and ability to adapt to change.
PERFORMANCE EXPECTATIONS

Successful negotiation of lease renewals before the financial year-end.
- Favourable rental terms achieved in negotiations.

Property Assistant (Centurion)
PURPOSE OF THE POSITION
To take responsibility for and facilitate the day-to-day running of the office. To create capacity for the Property Manager/s by coordinating and monitoring the work systems and processes ensuring efficient planning, organising and control of all clerical / administrative aspects of the office and ensure that deadlines are met.
KEY RESPONSIBILITIES

Prepare Offers to Lease, Offers to renew and Letters of acceptance in line with negotiated transactions and board approvals;

Communicate and follow up with landlords/developers/clients concerning renewals, deals, offers and new opportunities;

Preparing and compiling Board presentations and documentation on a continual basis;

Monitor, proactively track and follow-up on all documentation, offers and deliverable dates;

Manage and implement effective paperless filing systems and record keeping;
-
Maintain control lists of renewals, target lists, maintenance issues, board submissions and expenditure;
-
Deal with enquiries and ensure effective communication between landlords, clients and other stakeholders;

Manage queries concerning maintenance and communicate status of maintenance issues to Property Manager/s and landlords;

Travel management and accommodation arrangements;

General secretarial and administrative duties e.g. typing, filing, screening of telephone calls and general enquiries;

Organising the office and maintaining supplies of stationery and equipment;

Assist with ad hoc tasks.
JOB INCUMBENT REQUIREMENTS

Grade 12;

Tertiary secretarial qualification or property related qualification would be an advantage;

3 – 4 Years Personal Assistant or other administrative work experience;

Experience in the property or construction industry, leasing or legal environments will be an advantage;

Computer literacy and proficiency in MS Office (Word, Excel) and G Suite (Google sheets, docs, etc);
